Calculation steps
Work through one step at a time or reveal the complete calculation. The steps use your current inputs.
How to calculate
Subtract entered existing debt and property costs from the entered income-share budget. Convert remaining monthly loan-payment capacity to a principal present value and add available purchase cash.
Loan capacity=monthly payment budget×annuityPV(rate/12,months)
Worked example
Monthly income 5000 with entered 35% debt-service cap, existing debt 300 and property costs 250 leaves 1200/month for the loan. At zero interest over 120 months this supports 144000 principal.
Assumptions and input details
The income basis and cap are user choices, not lender rules or approval. All available cash after fixed upfront costs is assumed used toward price. No separate loan-to-value limit, minimum deposit, credit review, variable-rate stress, tax deduction, insurance schedule or price-dependent closing charge is inferred. A zero/negative payment budget supports no loan. No live market data or national tax rules are inferred. Enter consistent amounts in one currency unless explicitly stated otherwise.
Using this calculator
Can I enter my own problem?
Yes. Replace the example values with your own inputs. The result, calculation steps, tables and applicable diagrams update from those inputs. Blank or invalid values clear the result; example values are never silently substituted for missing inputs.
Are the results exact?
Results use floating-point arithmetic and displayed rounding. Read the formula, assumptions and any stated data precision before interpreting the result.
Is my input uploaded?
The calculation runs in your browser. No account, file upload or external AI service is required. Inputs are not saved between page reloads.
