Calculation steps
Work through one step at a time or reveal the complete calculation. The steps use your current inputs.
How to calculate
Reduce potential rent by entered vacancy/noncollection, subtract operating costs and management for NOI, then subtract reserve allocation and debt service for spendable cash flow.
NOI=collected rent−operating costs−management; cash flow=NOI−capital reserve−debt service
Worked example
Monthly rent 1000, one unit, 5% vacancy, operating costs 2500 and management 8% produce NOI 7988. With reserve 1000 and debt service 6000, annual cash flow is 988.
Assumptions and input details
One-year constant scenario. Operating expenses should include entered property taxes/insurance when applicable; no local amounts are supplied. NOI excludes debt service, depreciation, capital spending/reserve and income tax. Cash flow is after the entered reserve allocation and before income tax. Cap rate and cash-on-cash use different denominators; neither forecasts resale value. No live market data or national tax rules are inferred. Enter consistent amounts in one currency unless explicitly stated otherwise.
Using this calculator
Can I enter my own problem?
Yes. Replace the example values with your own inputs. The result, calculation steps, tables and applicable diagrams update from those inputs. Blank or invalid values clear the result; example values are never silently substituted for missing inputs.
Are the results exact?
Results use floating-point arithmetic and displayed rounding. Read the formula, assumptions and any stated data precision before interpreting the result.
Is my input uploaded?
The calculation runs in your browser. No account, file upload or external AI service is required. Inputs are not saved between page reloads.
Convert entered annual NOI and an entered DSCR hurdle into a loan-capacity scenario, including an NOI stress.
Separate sale price, selling costs, loan payoff and optional entered tax amount to estimate cash received.
Add balances in different currencies, including debts. Convert the total and compare a table and currency chart.
