How to calculate
Reserve resale-based selling costs and desired profit, then subtract repairs, contingency, holding costs and fixed fees. Solve for purchase price including its proportional costs.
Purchase ceiling=[resale(1−sale rate−target margin)−repairs(1+contingency)−holding−fixed costs]/(1+buy rate)
Worked example
Resale 200000, repairs 30000 plus 10% contingency, holding 6000, sale costs 11000, fixed buy cost 1000, 3% buy costs and target profit 30000 give purchase ceiling about 115533.98.
Assumptions and input details
All value and cost inputs are scenarios. No appraisal, market-value prediction, financing model, income tax, timing discount or guarantee of sale is provided. Include financing cost in holding costs if desired without double counting. Target margin uses resale value, not return on cash invested. A negative ceiling means the target is infeasible even at zero purchase price. No live market data or national tax rules are inferred. Enter consistent amounts in one currency unless explicitly stated otherwise.
Using this calculator
Can I enter my own problem?
Yes. Replace the example values with your own inputs. The result, calculation steps, tables and applicable diagrams update from those inputs. Blank or invalid values clear the result; example values are never silently substituted for missing inputs.
Are the results exact?
Results use floating-point arithmetic and displayed rounding. Read the formula, assumptions and any stated data precision before interpreting the result.
Is my input uploaded?
The calculation runs in your browser. No account, file upload or external AI service is required. Inputs are not saved between page reloads.
Separate sale price, selling costs, loan payoff and optional entered tax amount to estimate cash received.
Compare sales revenue with fixed and variable costs. Find the break-even quantity, the first whole-unit quantity without a loss and profit at your chosen sales volume.
Add balances in different currencies, including debts. Convert the total and compare a table and currency chart.
