Calculation steps

How to calculate
Use one property valuation and one currency. Divide the primary loan by property value. Add other secured debt for the combined ratio. Compare combined debt with the entered target debt amount.
LTV=100×primary loan/value; CLTV=100×all secured debt/value
Worked example
A value of 250000 and secured balances 180000 plus 20000 give 72% LTV, 80% CLTV and 50000 equity.
Assumptions and input details
No appraisal, borrowing approval, insurance threshold, legal lien priority or future valuation is inferred. Equity may be negative. Target repayment does not include fees or interest.

Using this calculator
Can I enter my own problem?
Yes. Replace the example values with your own inputs. The result, calculation steps, tables and applicable diagrams update from those inputs. Blank or invalid values clear the result; example values are never silently substituted for missing inputs.
Are the results exact?
Results use floating-point arithmetic and displayed rounding. Read the formula, assumptions and any stated data precision before interpreting the result.
Is my input uploaded?
The calculation runs in your browser. No account, file upload or external AI service is required. Inputs are not saved between page reloads.
